Didn?t realize ?the lot? had a different location, the review written on Phoenicia Diner still holds. Service, food, and... ambiance was amazing! We ordered the soft shell crab sandwich, bourbon bacon jam burger (cooked medium as requested ????),tortilla soup, strawberry milkshake, and ?muddy water? (cold brew with almond milk and maple syrup) and all of the food came outtimely, the seating is ample and clean. I was even able to use the porta potty which was clean (so glad!). Read more

Great option to grab some much needed coffee while waiting for a table at the Phoenicia Diner (literally a few feet away). I... went with the "Catskills Muddy Water" (cold brew, almond milk, maple sugar) it was on point. Split a crunchy smooth house madegranola w/ yogurt too. Nothing but good stuff. Read more
