We have been homeowners in Westfall Village for two years. It was the best decision we ever made. Ed and the Gentlemen that work... for him keep our neighborhood pristine, summer and winter. After putting down a $3,000 deposit (yes, you read that correctly: THREE THOUSAND DOLLARS) and living here for two years, all we... did was ask for a peaceful transition and to leave on a positive note. We paid our rent on time, all our bills were taken careof, we were quiet, and never had a problem with the neighbors. We even hired a wonderful professional cleaner who washed thefloors and windows, wiped down the walls and moulding, shampooed the carpets, scrubbed clean all the kitchen appliances, thesinks, the bathroom toilets, the bathtub, and the shower. I took at least 60 pictures of the entire two bedroom, two bathroomapartment as proof of the immaculate, basically move-in ready condition we left it in. He will never have an apartment left asclean as the way we left it. The landlord had known since we signed the second year lease that we were looking for a house andthat it would probably be our last year there. On the very last day allowed by law, he sent us a check for less than half of oursecurity deposit and as soon as we questioned it, his greed and fragile ego overcame him and he put a 'stop payment' on thecheck. After filing in court, he further retaliated against us by attempting to counter sue us. At least the judge said that was"ridiculous" and dismissed it. Eddie Patanian broke the law by violating The Housing Stability and Tenant Protection Act of2019 by initially denying us a walk through of the apartment, flat out refusing to show us what he considered "damages", notallowing us the opportunity to mitigate any issues, not returning any of our security deposit, and finally by continuallytacking on additional charges. It was only after the police and court were brought up did he relent. It's now four months laterand we STILL have yet to see a single penny from our $3,000 security deposit. I have visited Westfall Village on multiple occasions as a guest of a current resident. The property is always clean, tidy and... immaculate. The apartments are spacious and beautifully maintained. I have had multiple encounters with the owner and he isalways been courteous and professional. This is a great community to be a part of. Read more

I have lived here for over a year now. I have found it to be a very enjoyable and safe place to live. Ed and his employees... have done an amazing job on not only the buildings but maintaining the integrity of the whole community.
